The Rundown on Staging Your Home

We are now making our way into the thick of the Spring Market! If you are looking to sell your home, you want to do what you can to increase the number of buyers your home appeals to, sell more swiftly, and of course get as close to your asking price as you can. There are three factors home buyers consider when deciding whether to move ahead on a property: the location, the condition, and the price. While you don’t have control over the location of your home, the price and the condition of your home are in your hands. Discussing correct pricing for listing homes on the market is a whole other article, but this month we want to focus on the condition of your home! One of the best ways to improve the condition of your home is through staging.

What exactly is staging? Staging is depersonalizing your home and arranging the space to look the way it was designed. We recognize that removing YOU from your home may be a hard thing to do, but by removing your family photos, and your day-to-day items such as newspapers, toys or the cat’s litter box, you create the opportunity for potential buyers to picture themselves in the space, as their home. Sometimes, if necessary, a fresh coat of neutral paint may be recommended. Fresh paint can do wonders! It’s a small investment if the return is selling your home quickly and close to asking price.

Over 95% of our listings are staged, because staging works! We have access to a full time professional home stager that our clients adore. She has over ten years of professional staging experience under her belt, working on a diversity of properties from bachelor suites to executive million- dollar homes. Bringing in a professional provides our clients with an objective insight, and our clients are educated on staging their home and understand why she has made the suggestions that she has. It is never a case of poor décor choices – we all have our own personal style – it is about making it neutral. Clients will come out of a consultation with direction, including a to-do list and the understanding of how changes to their space will appeal to a wider audience. It’ll also help minimize some of the stress that comes with listing your home and provide you with a clear plan on how to make your home show ready.

If you are considering listing your home in this Spring Market, or in the near future, give us a call! We would love to sit down with you and discuss your staging and listing options, and explain in more detail the services we offer to our clients. We are here for you!
