The Rundown on Staging Your Home
May 24, 2019 | Posted in Our Realtor Tips, Our Thoughts, This + That

We are now making our way into the thick of the Spring Market! If you are looking to sell your home, you want to do what you can to increase the number of buyers your home appeals to, sell more swiftly, and of course get as close to your asking price as you can. There are three factors home buyers consider when deciding whether to move ahead on a property: the location, the condition, and the price. While you don’t have control over the location of your home, the price and the condition of your home are in your hands. Discussing correct pricing for listing homes on the market is a whole other article, but this month we want to focus on the condition of your home! One of the best ways to improve the condition of your home is through staging.

What exactly is staging? Staging is depersonalizing your...

What to Expect When Your Home is on the Market
May 24, 2019 | Posted in Our Realtor Tips, Our Thoughts, This + That

It’s official, the sign has been placed at the end of your driveway and your home is for sale. What can you expect during this next phase of the selling process? If you read our article from last month, we discussed how it is important at this point that your home be staged, and thoroughly or professionally cleaned, so it is ready for showings. The staging process would have included depersonalizing your home (removing family photos, etc.), as well as organizing small spaces. When potential buyers come through your home, they will be looking in closets and cupboards and pantries. It is important that these spaces be clean and organized to help ensure the appearance of sufficient space for storage. Overfull and disorganized closets may give the impression that there is not enough storage space within the home. It is also important to ensure that any small issues, such as...

Selling Your Rural Property
March 28, 2019 | Posted in In The News, Our Realtor Tips, This + That

Selling your acreage or rural property is a major life event that requires planning and forethought. If you are looking to sell your acreage in 2019, NOW is the time to give us a call. This truly is a situation where sooner is better. Sitting down with your Realtor and creating a game plan, as well as setting expectations for both you and your Realtor is a very important first step. Many people think that summer is the best time to list their acreage; yards are in full bloom, manicured, and looking great. Unfortunately, many acreage buyers are out there looking for their new property earlier in the year.

The Spring Market is when the majority of the sales for the year take place. Our Spring Market is typically March through mid-July; however, in some situations waiting to list in June may be too late. A good majority of buyers...

Why We Work Together

Why We Work Together

In Real Estate, one of the most obvious reasons to work as a team is to share the workload. While that is partly true for us, working as a team is so much more. We truly are a partnership. We are best friends. We show up every day striving to be better, personally and for each other, and of course for our clients. Success in life and business is what we want for each other, and we have each other’s backs day in and day out. We joke that we spend so much time together that we are beginning to morph into each other. And this isn’t a bad thing! We are able to disagree without fear of offending the other. Freely bouncing ideas and suggestions off of each other helps us grow, and it helps our clients because they get both of our views.

Our relationship goes...

We Love Sherwood Park

Another Christmas is upon us and we can’t help but reflect on the amazing community that we get to call home! Sherwood Park has grown oh-so-much since we were kids, but we truly feel that it is still a “small town.” We would be hard pressed to name a day that we didn’t bump into someone we knew. Whether it be at the hockey rink, the grocery store, or a night out for dinner, the sense of community here never leaves us.

One of the most important things we love about our community is how FAMILY comes first! Strathcona County does an amazing job creating opportunities and events for all families; from the numerous facilities around town – Festival Place, Millennium Place, the Emerald Hills Sports Pavilion – to the FREE family events throughout the year. This year, we were once again proud to...

Happy Space, Happy Team

As Top Agents, aren’t you really busy? We’ve been asked this very question.

The short answer, yes. But that’s because we are passionate about what we do, and we are full-time Realtors. The long answer, we have a well-oiled machine, for a team behind us, supporting everything we do and ensuring all of our customers receive the best experience! There is no such thing as “too busy” in our world. If anything, the busyness, and the important rolls of each person in our office, allows us to provide BETTER customer service.

We have set up a solid system that allows us to succeed, and each team member has her strength. Nichole is always on the ball, and she has this calmness to her that our customers just love. Lianne is our second set of eyes and she ensures all the paperwork is completed, and completed with all Ts crossed....

Gratitude + Passion

We just wrapped up another successful customer appreciation event (our Summerfest party), and we wanted to take a moment to reflect on why we do what we do. And we don’t mean hosting parties, we mean our true passion for the job that we show up to EVERYDAY.

Real estate doesn’t have to be a fulltime job, we choose to make it our fulltime job. Being in real estate everyday allows us to be in the now, know all current comparable homes and the current market, and be able to provide the best possible guidance.

Our business is built on referrals, and we do not take that lightly. Every individual, family, and referral that comes our way becomes OUR family – our real estate family. We love our jobs. We are truly passionate about what we do, and we show up every day to help you. We are not...

I Received a Lifetime Achievement Award!
December 15, 2015 | Posted in This + That

I always feel so grateful and a little surprised when I get these kind of awards because they are not my motivation. The gratitude comes from a place where I feel so thankful for all the clients…their referrals and their heartwarming loyalty. I work hard to provide great service and to ensure I give my clients the attention they need to feel safe as they make the big changes in their life. Whether it is moving up…downsizing or going through a difficult move (divorce) or an exciting move because their family is growing!

Awards are a vessel which propels me to reflect on the hard work that has gotten me to where I am. sacrifices I have made; the missed evenings putting my kids to bed, the missed events and time with my family and friends, working weekends and 7 days a week in...

How to stage your home on a budget
October 20, 2015 | Posted in Our Realtor Tips, This + That

It’s no secret that home staging is a vital step for anyone who wants to sell their house. For a lot of people, however, this can present a challenge.

Staging a home means decluttering and depersonalizing. It means transforming your space into a place that a potential buyer can see themselves living in. It also means that you will likely have to spend some time and money to get your home ready for it’s first showing.

Keep this in mind

I’ve heard it before…”but I don’t want to spend any more money on this place!” If you’ve found yourself thinking this, I’ll ask you to consider the following: a staged home will get more viewers (due to better pictures in your listing), fewer days on market, and you will typically see $5,000 to $8,000 more in your final sale price.

Staging your home doesn’t mean you have to...
